About the role

In Madrid, the former Clesa factory is entering a new chapter. After years of vacancy, the building is being transformed into the Clesa Innovation Centre with 18,000 square metres of laboratories, workspaces and cultural facilities. A significant development and not the only one in Spain.
At the same time, we are taking a new step in Málaga. At Málaga Tech Park, Kadans is constructing Node I, a building of more than 12,000 square metres. Together with Node II, this project forms the foundation for our growth in the region.

Because of these developments we are looking for a new colleague in the role of Commercial Asset Manager. Your role is to make these projects commercially successful. You bring parties together, build lasting relationships and create value for both the users and for Kadans.

About us
Kadans Science Partner develops and invests in buildings for knowledge-intensive companies and institutions. We do this across Europe, from laboratories and cleanrooms to multi-tenant offices and community hubs. We have built a strong position and continue to expand our portfolio in Spain. Who are we looking for?
Are you an experienced real estate professional with strong commercial skills? As Commercial Asset Manager you will take responsibility for the leasing, operation and further development of our Spanish portfolio. You have a sharp eye for the market, know how to engage tenants and ensure that our buildings perform at their best.

As a Commercial Asset Manager, you are responsible for:

• Identifying organisations that could become tenants in Málaga, developing that potential and converting it into leases.
• Closing deals by negotiating and signing lease agreements.
• Managing the tenant portfolio and driving revenue growth.
• Building and maintaining strong relationships and alliances with stakeholders in the Málaga region.
• Overseeing property operations (OPEX) to ensure smooth daily management.
• Playing a leading role in defining, monitoring and refining effective campaigns for our target audiences.
• Supporting reporting, forecasts and business plans, while contributing to the development of an active community around our buildings
   

Criteria

Our ideal candidate is likely to be:

• Skilled in closing deals, with strong real estate knowledge and negotiation expertise.
• Experienced in portfolio strategy and tenant engagement.
• Proficient in commercial forecasting and reporting.
• A professional with at least five years’ experience in asset or property management, preferably in commercial real estate.
• Educated to degree level in real estate, business administration or a related field; an MBA or MRICS is desirable.
• Fluent in Spanish and English.
• Living in Málaga, with the flexibility to spend two days per week (including one overnight stay) in Madrid.

Who are you working with and for?
As Commercial Asset Manager you are part of the Spanish team of Kadans. In the team there are, among others, a Sr. Project Manager, Director/Head of Spain, Project Manager, Asset Manager and Facility Coordinator. Together you are responsible for managing and further developing the Spanish portfolio.
You will also work closely with colleagues at the head office in the Netherlands and other European teams, ensuring that knowledge, experience and opportunities are shared across borders.

What do you do during a working day?

• Meet potential tenants, arrange viewings and negotiate terms.
• Prepare proposals and contracts, ensuring that financial agreements are properly recorded.
• Monitor market trends and translate them into actions for our buildings.
• Review the progress of ongoing projects together with colleagues and explore new opportunities.
• Coordinate with facility management and service providers to resolve operational issues quickly and effectively.
