Kadans is the leading developer, operator, and asset manager of Science & Innovation 
Clusters across the UK and Western Europe, with a portfolio comprising of 50+ properties, across 26 campus locations, serving more than 450+ tenants.

Who are we looking for?
In this position you will work in a growing team with a focus on fit outs as part of the development of single and multi-tenant buildings. The role requires responsibility for end-to-end delivery of existing asset programs and new build project fit-outs.
As a Fit Out Project Manager:

• You are financially, organizationally, and qualitatively responsible for all aspects of project delivery.  You will work with a high degree of autonomy and assume a high level of responsibility.
• User focused; working with our tenants to understand the needs of their business and translating this into functional and industry leading lab-spaces, often delivering highly technical, CAT B fit-outs, direct for the end user.
• For speculative developments, you will assist in generating and will ensure that the Kadans brief is adhered to, and the core project objectives are met.  You will be commercially astute, ideally with experience of speculative development, ensuring a fine balance between design and commercial viability. Schemes need to be highly flexible and easily adaptable for incoming tenants.
• Typical project value will range between £500k-£3m, however projects will frequently land outside of these parameters. You will work in a dynamic team with the Development Managers, Asset Managers, Head of Property UK& Ireland, and external advisers. 
• Source, appoint and manage contractors, consultants, and applicable regulatory bodies. 
• Negotiate building contracts, assignments to suppliers and subcontractors in partnership with our legal advisors.
• You will report directly to the Development Director, UK & Ireland.
   

Criteria

Of course, we are mainly looking for an Fit Out Project Manager who fits us perfectly in terms of character, motivation, and development vision. In addition, our ideal candidate is likely to be someone with:

• Extensive Network: You have a well-established network gained through 5+ years' experience in construction, technical consulting, or a knowledge-intensive field.
• Building Regulations Expertise: You have a strong understanding of UK Building Regulations, with Scottish Building Regulations experience being a plus.
• Technical Building Knowledge: You possess a solid grasp of MEP requirements for technical buildings, particularly labs and science facilities.
• Project Management Experience: You have a proven track record managing and coordinating primarily fit-out and CAT B phases of new build projects, either client-side or consultancy.
• Project Management Skills: You boast a strong background in dedicated Project Management roles and duties.
• Qualifications & Memberships: While not mandatory, a relevant professional qualification (MAPM, MRICS, MCIOB etc.) and membership in a professional body are desirable.
• Communication & Travel: You excel in both written and oral communication, and you're comfortable with frequent travel within the UK & Ireland (up to 50% of the time).

Who and for whom do you work?
The Project Management team is responsible for the realisation of accommodation; from initiation phase to delivery and aftercare. This means that the team plays an important role in achieving Kadans' growth objective. Our experience lies in designing, constructing, and managing buildings for knowledge-intensive organisations; from laboratories and clean rooms to research facilities and climate-controlled spaces. What do you do during a working day?

• Where tenants are undertaking their own fit out, you will be responsible for managing and approving any license agreements required.
• Project planning, including identification of key milestones and critical path items. Interfacing with the tenant and professional team to control the flow of project.
• Working collaboratively with the Development Team to align the CAT A Practical Completion with the incoming tenant briefs and fit-out programmes.  Collaborating with the Development Mangers to help create a bespoke Tenants Fit-Out guide for each new building.
• Producing monthly update reports on progress, look ahead and key project performance indicators. 
• You will monitor the on-going relationship with the tenants and work with the central Kadans property management team.  
• You will be responsible for developing the budget and maintaining control of costs through design and construction.  You will also be tasked with ensuring best value for both Kadans and our tenants, being able to engineer projects accordingly.  During the construction you are responsible for the construction process. This will include site visits, managing contractors and tenants, change control, and reporting to the business
