About the role
The West of Scotland Science Park (WoSSP) is a leading centre for scientific research and innovation in Scotland. Established in 1932, the park houses more than 40 companies on a 60-acre site. The park is home to more than 40 companies in sectors such as ultrasound, pharmaceuticals, mobile computing, cleanrooms, satellites, laser systems, telecommunications, preclinical drug discovery and optoelectronics.
Since 2019, Kadans Science Partner has played a crucial role in the development of the park, with a focus on life sciences and technology. Kadans owns several buildings on the site and is involved in the development of the Health Innovation Hub (HIH), a new project focused on medical innovation. Originally designed as part of the Clyde Waterfront Innovation Campus, the HIH will be the first commercial project in the Glasgow Riverside Innovation District, a proposed masterplan that aims to regenerate the waterfront area, following the Queen Elizabeth University Hospital development Construction is in full swing, and we are on track to practically complete by summer 2025. With the HIH development and the assets at WoSSP, Kadans look forward to a future in which our buildings will make an even greater contribution to the Scottish and international scientific community.
Partly due to all these developments, we are now looking for a dedicated colleague in Glasgow as Regional Property Manager. The role will cover both sites. Upon completion, the role will be based in our newly established on-site management office at HiH. In the short term, this will be a home-based role with travel to other UK sites as part of the onboarding and knowledge-sharing process.
This is a hybrid role covering three main areas: property and facilities management, leasing/commercial management and ecosystem development. The successful candidate will be our ‘eyes and ears’ in Scotland, so this is a really exciting opportunity for someone to shape our Scottish proposition. The role of Regional Property Manager is part of the Property Management team but will have a very close relationship with all internal Kadans teams as well as external advisors who support the business.

About the role
- As the first point of contact for tenants, you will ensure a high level of service for all customer enquiries. You are the point of contact during tenant meetings. You ensure an open dialogue and take the next steps based on the feedback.
- You are financially, organisationally and qualitatively responsible for all local facility management issues when it comes to repair and maintenance of the properties. This includes liaising with contractors and internal finance teams. We use our CAFM system; Elogs.
- As safety coordinator, you will be responsible for ensuring safety at our site. Using the Meridian platform and the necessary training, you will ensure that all health and safety rules are followed.
- You will oversee the management of on-site facilities such as the café operator and other similar areas.
- You will lead on procurement of services for your buildings, with support from Lead Property Management, including tender processes and supplier management.
- You will be responsible for managing our annual renovation and replacement projects at the various sites. Together with consultants and colleagues, you ensure an optimal cost-benefit ratio. You also take care of the complete administration around these projects, from request to invoice control.
- Together with the Lead Property Management, you will create the new budgets for the service costs for all properties without your control. You manage the expenses throughout the year to ensure they are within budget, and support with the service charge reconciliation process at the end of the year.
- You will assist commercial colleagues when it comes to lettings activities, particularly with viewings and providing local site knowledge to any new tenants.
- You are the face of our company with the customer. You find out what's going on and how we can respond.
- Together with our team, you make our events a success. You will help with the preparations, be the point of contact during the event and ensure its smooth conclusion.
In addition to this, the successful candidate will support in the mobilization of HIH, alongside our Mobilisation Manager. This will include:
- Attending meetings with our development team and contractors as necessary to ensure all operational aspects are considered.
- Assisting with any fit out works within the property
- Monitoring and management of snags and defects following practical completion
- Tendering for services, ensuring best value and high standards.
- Interviewing for any onsite team members if required e.g reception staff
- Assisting the leasing team with viewings with prospective tenants, ensuring the best possible viewing experience.
