About the role

Your day as a Junior Asset Manager is diverse and dynamic. Often, you'll start by answering tenants' questions, from practical problems to strategic considerations. Next, you'll dive into the world of contracts and negotiate the best terms for both the owner and the tenant. You will also work with colleagues to create annual business plans and analyse the performance of our portfolio. You are an important link between the financial and operational side of our company. The world of real estate in the UK is evolving and as a Junior Asset Manager you will play an important role in this development. You will not only be responsible for managing our current portfolio, but also for the development of new, sustainable and innovative solutions. You will be a valuable addition to our team and help prepare our organization for the future.

Kadans Science Partner develops and invests in commercial real estate, with a focus on knowledge-intensive companies and institutions on campuses. This includes multi-tenant buildings and vibrant communities, including lab spaces, cleanrooms, and pilot plants. More than 500 innovation-driven organisations rent real estate from us – from offices to laboratory spaces – across 25 science clusters in six countries. Who are we looking for? 

As a Junior Asset Manager, you are an important link in the realisation of our strategic objectives. You will actively contribute to maximising the income potential of the portfolio by working closely with the Property Management and Leasing team to realise the business plans for each property. You will have the opportunity to further develop your knowledge and skills. 


As a Junior Asset Manager: 

  • You will be the first point of contact for our tenants. You build strong relationships, listen to their needs, and make them feel heard. 
  • You combine your strong communication skills with an analytical mind. Not only will you build relationships, but you'll also analyse data and review leases to make the best portfolio decisions 
  • You will work closely with external stakeholders, such as real estate agents, lawyers and contractors, to successfully execute projects. 
  • You optimise the value of the real estate portfolio. 
  • You will work together with different teams to improve the quality of the real estate portfolio. 

Criteria

We are looking for a Junior Asset Manager who is a perfect fit for us in terms of character and motivation, but our ideal candidate is also: 

  • An APC RICS qualified professional with a solid foundation in commercial real estate and a passion for the dynamic world of life sciences. 
  • Someone with experience in asset management within a fund or real estate company, which gives you a keen eye for value maximization and risk management, is an advantage. 
  • An excellent communicator who effortlessly builds relationships with tenants, stakeholders and colleagues, both internally and externally. 
  • Someone with a keen eye for detail and someone who can analyse complex leases and clearly summarise the most important points. 
  • A team player who can work effectively both independently and in a team. 
  • Someone who is willing to travel regularly to visit our various locations and meet our clients.

Where will you be working?

Kadans owns and manages multiple assets in the UK, including Merlin Place & Babraham Research Campus (Cambridge), Abingdon Science Park (Oxford), London Innovation Centre (Canary Wharf), four assets in King's Cross (London), Upper Brook Street (Manchester), Sycamore House (Stevenage), West of Scotland Science Park & Health Innovation Centre (Glasgow) and is in advanced discussions to significantly expand its position in the UK with new developments and acquisitions. As part of the Kadans UK portfolio, we have our latest joint venture with Canary Wharf Group, where we will build the largest multi-let Life Science building in Europe. Kadans is a pan-European platform with an initial focus on the Netherlands, Germany, Belgium, Spain, France, and the United Kingdom.

As a Junior Asset Manager, you will work within the Asset Management team, consisting of the Country Lead Asset Management, Head of Asset Management and Asset Manager. 

What do you do during a working day?

  • As a Junior Asset Manager, you will provide support in managing lease events including lease renewals, regears and rent review to maximize portfolio income and preserve value. 
  • You will assist with tenant requests, including licences to alter, wayleaves and dilapidations. 
  • You will liaise with external stakeholders, including agents and lawyers. 
  • You will manage the completion of lease documentation for internal reporting. 
  • You'll build strong working relationships with current tenants to understand their needs and the opportunities this presents and respond to tenant inquiries on a daily basis to maintain customer/tenant satisfaction. 
  • You manage the database of the lease portfolio 
  • You will contribute to reporting on the performance of assets to third parties (e.g. debt providers) and take responsibility for minimising rent arrears 
  • You will assist in drawing up the annual business plans and provide support with the quarterly and monthly reporting to the Head of Asset Management and Finance 
  • You'll work with the Property Management team to ensure properties are maintained to a high standard and you'll regularly visit properties to identify areas for improvement 
  • You will support the Property Management team with a portfolio-wide sustainability audit to identify value-added opportunities. 
  • You will support the Events Coordinator to deliver an event programme for our tenants to support retention.
