About the Position
It is an exciting time to join the Kadans business in the UK. We have a strong development pipeline of properties in development as well as a properties already completed and operationally active.
The purpose of the team is to deliver best in class, transparent and cost-effective property management solutions to the Kadans business and our tenants.
We have recently hired a new Head of Property to spearhead the expansion of our UK based property management team, including the mobalistation of our Innovation Centre at 20 Water Street in Canary Wharf and properties in Kings Cross, London.
10 Brandon Road is a new build development in London’s Knowledge Quarter. The Knowledge Quarter is made up of over 100 academic, cultural, research, scientific and media organisations, from the British Library, Google and the Wellcome Trust to Arts Catalyst, the Francis Crick Institute and the Wiener Library.
Due for completion in March 2024, this purpose-built property has been designed as a multi-tenant science and technology building providing a mix of manufacturing & process driven spaces and CL2 wet labs with ancillary office space. The building is arranged across basement, ground, mezz and 3 upper floors and totals 113,463 sq ft.
This provides an excellent opportunity for an experienced building manager to shape the way we deliver this proposition to the market in advance of the two other developments that are in the pipeline within the area. Alongside this role we will also have a dedicated Laboratory Manager and a Front of House team dedicated to this development.
We also have two new developments beside this property; 4 Brandon Road and 18-20 Tileyard Road. Both are new development sites and we see this role as expanding into a Campus Manager role once these developments are completed. Responsibilities
The Building Manager role forms part of the property management team.
- The post holder will be responsible for a range of tasks, including but not limited to:
- Mobilising the property and managing the transition between the main contractor and the property management team.
- Working with the team to set up all the new facilities management contracts for the prop-erty.
- Support the commercial team with any requirements they have during and post the leasing phase with our tenants, acting as the operational lead for the Kadans team.
- In collaboration with the development team and tenant fit out teams, assisting with the management of the fit out works within the property.
- Line manages the laboratory manager on site, working closely with them to mobilise the lab facilities within the property including the lab gases and waste.
- Assist with the monitoring and management of snags during the first 12 months of the property post practical completion.
- Monitor the BMS and report warnings and/ or irregularities.
- Cooperate with all team members and provide assistance/ guidance where required.
- Working with our Ecosystems team, help deliver the events and social calendars for the property.
- Network with the tenants to forge a stronger relationship with them, other stakeholders, potential tenants and wider Kadans team members.
- Ensure the property always remains health and safety compliant.
- Attend tenant meetings.
