About the role

Kadans is growing and it is an exciting time to join our property management team as a lead. You will oversee the core functions of the team working with our building managers, managing our service charge budgets, reconciliations, business rates, insurance and driving best practice in the business, this role allows someone to shape their own role while working in cutting edge life science developments. In short, this is all about the brilliant basics, best practice and driving innovation while providing the highest service to our colleagues and customers. The position can be based at our UK headquarters in Canary Wharf or in Manchester.

What will you be doing for us?
As a Property Management lead at Kadans, your workday would be a blend of overseeing day-to-day operations, providing expert advice, and managing key processes. You'll start your day by checking in on the status of ongoing projects and ensuring that all service charge expenditures are in line with budget. You'll then collaborate with your colleagues to prepare service charge budgets and reconcile them against actual expenses. Next, you'll conduct inspections of customer suites to identify any lease or repairing breaches. You'll also take the lead on any credit control issues that require escalation to the Asset Manager. In the afternoon, you'll focus on managing external service providers, ensuring they are delivering the services they are contracted for. You'll also liaise with the Ecosystem Management function to ensure all assets are supported with the correct set of activities.

Throughout the day, you'll be available to provide professional advice and service to colleagues internally, leveraging your expertise to streamline operations and optimize resource utilization.

As a Property Management lead at Kadans, you'll be playing a crucial role in shaping and delivering our property management strategy for our growing portfolio of science and technology campuses. With a strong pipeline of developments and existing properties that are already operational, there's no shortage of challenges and opportunities to be embraced.

Your responsibilities will extend beyond the day-to-day management of our properties to encompass the development and implementation of strategic initiatives that align with our company's growth objectives. You'll be collaborating closely with our Head of Leasing and Head of Asset Management to ensure seamless integration between the property and leasing teams, ensuring that our properties are fully utilized and generating maximum value.

The successful candidate will bring a strong track record of property management experience, as well as a deep understanding of the Life Sciences sector. They'll be a strategic thinker with excellent communication and interpersonal skills, able to navigate complex relationships with customers, service providers, and internal stakeholders. A passion for innovation and a commitment to excellence are essential qualities for this role.

What we ask of you?

  • Commercial Property Expertise: Proven experience in managing and maintaining commercial properties is required.
  • A Chartered Surveyor (MRICS): Holding a Chartered Surveyor (MRICS) qualification is essential for this role.
  • Client Relationship Management: A strong track record of delivering successful outcomes for clients, both internal and external, is crucial.
  • Process Improvement: Demonstrated ability to drive process improvement initiatives and implement best practices within the team.
  • Facilities Management Knowledge: Understanding of how Facilities Management operates within a commercial property setting is necessary to effectively manage the key functions of this role.
